Section 8 Mortgages

Most of you currently participating in Section 8 know that a housing subsidy is paid to the landlord directly by the PHA (public housing authority) on behalf of the participating family. The family will pay the difference between the landlord’s rent and the amount subsidized by the program.

Under certain circumstances, if authorized by the PHA, a family may use its voucher to purchase a modest home.

When you pay the landlord, the voucher funds get delivered to your mortgage lender. The housing voucher amount would count towards your monthly income to qualify for your home loan. You will need to have a down payment or apply for down-payment assistance programs, which have their qualifying requirements as mandated by each program’s guidelines.
